Dorset Gardens is a new private condominium planned for Dorset Road, close to Farrer Park MRT. UOL Group and its partners won the site in October 2025 and plan about 428 homes across two towers. The launch is targeted for the first half of 2027.
This is a new building in an old neighbourhood. The shops, food and transport along Serangoon Road have been there for years.
Layouts, finishes and unit types have not been released. They come with the official sales material, closer to the launch.

PROJECT UPDATE
Dorset Gardens named, with launch targeted for 1H 2027
EdgeProp’s report on UOL’s first-half results names the Dorset Road project as Dorset Gardens. It describes about 428 homes in two 28-storey towers, with a launch targeted for the first half of 2027.
No preview date has been set yet. UOL publishes the unit mix, floor plans and prices in its official sales material.
URA awarded the residential site to United Venture Development (2022) Pte. Ltd. for S$524,300,800. That works out to about S$1,338 per square foot of floor area the developer is allowed to build.
Nine developers bid for the site, and the top three finished within S$10 million of each other. United Venture Development beat the second bid by about S$5.41 million.
See the full figures in the land-price section below.
The Dorset Road site was awarded for S$524,300,800, equivalent to about S$1,338 per sq ft per plot ratio. That is a land cost, not a home price. It divides the land price by the floor area allowed on the site.
Nine parties bid for the Dorset Road site on 9 October 2025. The winning bid was 1.04% above the second and 1.77% above the third. United Venture Development beat the second bid by about S$5.41 million.

What a narrow gap tells you
Nine developers priced this land within a few percent of each other. That means the market broadly agreed on what the site is worth, and UOL did not have to stretch to win it.
This matters because launch prices are built up from land cost. A developer that overpays for land has to charge more to make a profit. When a winning bid sits far above the rest, the buyer is the one who usually pays for the difference.
Land prices in 2025 are not a forecast of home prices in 2031.
From land cost to a price estimate
PropertyInsider publishes an estimated development cost of S$963.9 million and a cost benchmark of about S$2,460 psf ppr. Its model adds 15% to 30% on top of that cost to reach an indicative selling range of S$2,830–S$3,200 psf.
These are PropertyInsider’s estimates of building and financing costs. UOL has not published its own figures.

Use Dorset Road as your starting point when you compare routes to Novena, Orchard or the CBD. Check how you would reach the Central Expressway. A quick drive on a Sunday tells you nothing about Monday at 8am.
Make one weekday morning trip to work and one trip home in the evening. Note the crossings, the shelter and how far you walk at each interchange. That tells you more than any advertised travel time.

THE INVESTMENT QUESTION
Is Dorset Gardens a good investment?
For an own-stay buyer, Farrer Park already has what you need day to day: the MRT, food, shops and a hospital within walking distance. For investors, the launch price decides the return, and UOL has not released it.
OUR ASSESSMENT
Look at the home and the full cost of owning it. Do not buy on the assumption that prices will rise. Buying to rent out? Start from today’s rent on a comparable unit and check that it covers your mortgage, maintenance and tax.
The strengths
Everything here is already built and in use: the station, the market, the mall, the hospital. Visit the area yourself before deciding. The Farrer Park redevelopment nearby could improve things further, and until those plans are built, treat them as upside.
If you already live around Farrer Park and love it, this is a chance to buy a new home without moving away from the area. Compare it against a resale unit nearby before you decide.
What to watch
The higher you pay at launch, the more the market has to rise before you profit. Financing, maintenance, taxes and selling costs reduce the gain further.
Construction runs into 2031, and there may still be ongoing surrounding works when you move in. When the stack plans come out, check what each unit faces: roads, neighbouring blocks and land that has not been built on yet. These are the details that decide how easily you sell later.
Compare completed homes before paying a new-launch premium
PropertyInsider lists these nearby projects as price references. Each figure is a median transaction rate over the past 24 months, read on 10 September 2026.
A median mixes high floors with low, big units with small, and old sales with recent ones. Compare units of a similar size, look at the total price rather than the psf, then check the remaining lease and the usable space. Adjusting for size alone does not make two homes comparable.
Take a S$2.1 million purchase. To return 3% a year, the rent would have to reach the monthly figure in the table. A rough guide only. It leaves out stamp duty, legal fees, empty months, maintenance, property tax and your mortgage.
Gross yield is the annual rent divided by the price you paid. It ignores costs, so a unit can show a healthy yield and still lose money once the mortgage, maintenance and empty months are counted.

Calculation: S$2,100,000 × target yield ÷ 12. This is the rent you would have to charge to hit each yield.
Before deciding, ask for four things
The actual unit, actual price. Starting prices usually apply to the lowest floors or the least popular facings. Ask for the price of your preferred unit.
Completed sales nearby to compare with. Pull recent transactions from completed projects nearby, matched on size, floor and remaining lease. That is your benchmark for whether the new-launch price is fair.
Every cost between now and moving in. Progress payments run through construction, then maintenance, property tax and mortgage payments start. Budget for both stages.
Your exit or rental plan. Work out how you would sell or rent it, then check the numbers still work if the sale takes longer or the rent comes in lower.
Assessment informed by PropertyInsider’s Dorset Road research and the primary sources linked above. This is general analysis of the project, not financial advice for your situation. No forecast of returns is made.
YOUR BUYING GUIDE
How do you secure a unit at Dorset Gardens?
Start with your financing and build a shortlist. When sales open, follow the developer’s booking procedure. Registering on this website does not reserve a unit or give you priority in a ballot, and nothing is secured until the booking documents and sale agreement are signed.
01
Start with the numbers
Ask a bank for an in-principle assessment first. Add up your cash and CPF, the stamp duties, the legal fees, and a buffer for later payments. HDB and EC owners should check eligibility and the minimum occupation period.
Have this readyYour maximum loan and how much cash you can put in, by when.
02
Register here for the launch details
Leave your details on this page and tell us your preferred bedroom type. We will send the e-brochure, the price list and the preview schedule as soon as UOL releases them.
Have this readyA confirmed appointment, or the registration steps UOL has published.
03
Visit, compare and shortlist alternatives
Study the plans, sizes, facings and finishes. Rank your choices and decide the most you will pay for each before you go in. Have a second and third choice ready in case your first is taken.
Have this readyA ranked shortlist, with the most you will pay for each unit.
04
Book only after reviewing the unit documents
By law, the developer must give you the project and unit information before it can take a booking fee. That fee runs between 5% and 10% of the purchase price for licensed developers selling uncompleted homes. Check the amount and the official payment instructions first. Once you pay, the developer issues your Option to Purchase.
Have this readyAn Option to Purchase for a specific unit.
05
Have your lawyer handle the agreement and deadlines
Appoint a conveyancing lawyer to review the Sale and Purchase Agreement and explain how to exercise the option before expiry. Confirm the balance downpayment and stamp-duty deadlines. IRAS generally requires stamping within 14 days after signing in Singapore; overseas execution follows different timing.
Have this readyA signed agreement, the option exercised, and every payment made on time.
06
Plan for the payments ahead
Follow the payment schedule in your signed agreement. Coordinate cash, CPF and loan drawdowns with your bank and lawyer as each notice arrives. Keep the documents and receipts, and keep your contact details current so the developer’s notices reach you.
Have this readyFunds ready for each payment stage in the contract.
BOOKING FEE EXAMPLE
For a S$2.1m unit, 5% would be S$105,000.
This is a worked example, not a Dorset Gardens price. The booking fee is only the first payment, so plan for the remaining downpayment, stamp duties and legal fees too.
If you decide not to proceed
An Option to Purchase costs you money if you walk away. Under the standard developer OTP, a developer may forfeit 25% of the booking fee if the option is not exercised before it expires. Have your lawyer explain the terms before you pay.
On the S$105,000 example above, 25% is S$26,250. Check your actual contract with your lawyer.
Ask for the e-brochure, the price list or an appointment update using the enquiry form.
COMMON QUESTIONS
The questions we get most.
What is Dorset Gardens?
Dorset Gardens is a planned private condominium on Dorset Road in District 8. UOL’s published plans describe about 428 homes in two 28-storey towers, on a 99-year lease.
Where is Dorset Gardens located?
The site is on Dorset Road, in the Farrer Park area of District 8. Farrer Park MRT on the North East Line is the nearest station. The walk from the future entrance has not been confirmed, so check the route yourself before relying on any walking time you see quoted.
How far is Dorset Gardens from Farrer Park MRT?
The research distance is about 0.34 km, measured in a straight line. The walk will be longer, and it depends on which station exit you use and where the condominium entrance is built.
When is the Dorset Gardens launch?
The published target is the first half of 2027. UOL has not announced a preview or booking date. Register on this page and we will send the schedule when it is released.
Who is developing Dorset Gardens?
URA awarded the site to United Venture Development (2022) Pte Ltd. Behind it are UOL Group, Singapore Land Group and Kheng Leong. UOL’s presentation describes its partnership with Kheng Leong as 80:20 at group level.
What are the prices and floor plans?
UOL has not released a price list or official floor plans. The layouts shown on this page are for illustration only. The S$2,830 to S$3,200 psf range is PropertyInsider’s estimate, not the developer’s. Register to get the real sales material when it is out.
How much will a 2-bedroom at Dorset Gardens cost?
UOL has not released prices. Using PropertyInsider’s estimated range of S$2,830 to S$3,200 psf and a 650 sq ft two-bedroom, that gives a range of S$1.84m to S$2.08m. Both the range and the size are estimates. The unit mix for Dorset Gardens has not been published.
What is the tenure?
Dorset Gardens sits on a 99-year lease. The lease start date and the exact term left will be in the sale documents, so check them before you buy.
Are the images actual views of the development?
No. The images on this page are artistic impressions. They give a feel for the area and the style of living, not the approved design, facilities, finishes or views at Dorset Gardens. The floor plans shown are illustrative layouts, not UOL’s official plans.
What was the Dorset Gardens land price?
The winning tender was S$524,300,800, about S$1,338 per square foot per plot ratio. That figure spreads the land cost across the floor area the developer is allowed to build. It tells you what the land cost, not what a home will cost.
Is the S$2,830–S$3,200 psf range confirmed?
No. It comes from PropertyInsider’s pricing model, not from UOL. The launch price may fall outside it, and what you actually pay depends on the size, the floor and the unit you choose.
Can I rely on the amenity distances for walking times?
No. Those distances are measured in a straight line from the middle of the site. Crossings, the exit you use and the amount of shelter all make the actual walk different. Check the route on a map, or try it on foot.
Does Dorset Gardens have a proven rental yield?
No. Nothing has been built, so there is no rental history. The rental table on this page shows what rent a target yield would demand at an assumed price, not what a tenant would pay. When you are ready to decide, look at real rents at completed projects nearby.
Does registering interest reserve a unit at Dorset Gardens?
No. The form sends us your details and what you are looking for. It does not hold a unit and it does not give you priority in a ballot. Units are allocated through UOL’s own sales procedure, which has not been published yet.
What should I prepare before the launch?
Get a bank to assess your loan, work out the cash and CPF you can use, and estimate the stamp duties and legal fees. Shortlist layouts once the official plans are out. Before any booking appointment, ask what the booking requirements are and where the payment should go.
Which MRT interchanges are near Dorset Gardens?
Farrer Park is on the North East Line. Little India is one stop away and connects to the Downtown Line. Dhoby Ghaut is two stops away and connects to the North South and Circle lines.
